De studio heeft hoge plafonds, wat een ruimtelijk effect geeft, en een mooie houten vloer. Er is een keuken met 2 kookplaten en afzuigkap, een koelkast en een broodrooster. De badkamer met toilet is een aparte ruimte. De comfortabele slaapbank zorgt dat de ruimte efficiënt wordt benut. Op de gedeelde gang is een was-droogcombinatie aanwezig, die je deelt met één andere bewoner.
**Voorwaarden en huisregels**
Te huur voor maximaal 1 persoon. Vanwege de medebewoners en de aard van het pand gelden de volgende regels:
- Niet roken, geen huisdieren
- Rust in en rond het pand vanaf 22:00 uur
- Geen feesten of bijeenkomsten met meer dan 2 gasten
- Geen kortverblijf of onderverhuur (geen Airbnb)
*Het pand leent zich daardoor niet voor een leefstijl met regelmatige feesten of huisgenoten over de vloer. We zoeken een bewoner die past bij het rustige karakter van het pand; in de praktijk blijkt de studio ideaal voor een promovendus (PhD) of werkende professional.*

A beautifully renovated and fully furnished studio of 16 m² on the ground floor. It is a small, efficiently laid-out space, suitable for one person. The studio is conveniently located near the main roads, IKEA and other international companies. The TU campus and the centre of Delft are within walking distance. Nearby you will find plenty of supermarkets, cosy cafés and restaurants.
The studio has high ceilings, giving it a spacious feel, and a wooden floor. There is a kitchen with 2 hobs and an extractor hood, a fridge and a toaster. The bathroom with toilet is a separate room. The high-quality sofa bed makes efficient use of the available space. A combined washer-dryer is located in the shared hallway, which you share with one other occupant.
**Terms and house rules**
Suitable for one person only. Out of consideration for the other residents and given the nature of the building, the following rules apply:
- No smoking, no pets
- Quiet in and around the building from 10 p.m.
- No parties or gatherings with more than 2 guests
- No short stays or subletting (no Airbnb)
*For this reason the property is not suited to a lifestyle with regular parties or housemates coming and going. We are looking for a tenant who fits the quiet character of the building; in practice the studio has proven ideal for a PhD candidate or working professional.*
